Tenant Fit-out Coordination
O&L Project Management’s Tenant Fit-out Co-ordination services entail assisting landlords with commercial / retail tenant fit-out projects once the rental / lease agreement has been finalized and approved.
We strive to provide effective and efficient services throughout the whole tenant fit-out co-ordination process until the completion and handover stages.
Key areas of focus
Key areas of focus while managing the tenant co-ordination process, including the following but not limited to:
- Start tenant fit-out coordination process and chair regular tenant co-ordination meetings.
- Issue and distribute tenant release form (TRF) received from leasing agent to consultants.
- With the issuing of the TRF, a copy of the signed lease agreement and approved tenant specifications document will be made available to tenant coordinator.
- Assist leasing agent with formulation of Scope of Works (SOW) including cut-off dates for layouts by tenants, in consultation with consultants and the contractor.
- Issue and distribute SOW’s received from leasing agent to consultants.
- Issue base plans and tenant criteria documents to tenants.
- Obtain tenant layouts and distribute to consultants’ team for review / comment / approval.
- Continuous liaison between tenants and consultants, until tenant layouts and cost estimates are finalized / approved for site handover / construction.
- Do regular pre–Beneficial Occupation (BO) inspections together with consultants to ensure the approved SOW is executed correctly, in accordance with specifications, standards and quality.
- Final BO inspections, completion / snag lists and handovers by consultants.
- Ensure issuing / collection of all relevant compliance certificates.
- Compile and hand over all relevant documentation as well as warranties and guarantees to the landlord and copy to the tenant.
